Zoning is the regulation of the use, location, height, number and size
of land, buildings or structures within a specified zone or area of the
community. Its purpose is to protect property values and preserve
the desired character of the community, while providing for orderly
growth and uniform development. Since any zoning is a restriction
upon unlimited use of land by the owner, it must have reasonableness to
public health and safety.
Ohio
authorized township zoning in 1947. Ohio law provides for the submission
of a zoning plan to the electors of the Township and if it is adopted,
contains provisions for the administration, enforcement and amendment of
the zoning plan. In 1955, the Concord Township Zoning Resolution
was adopted.
The Zoning Inspector is appointed by the Board of Trustees for the
purpose of enforcing the provisions of the Zoning Resolution.
If you plan to build or remodel anything on your property, from a
house to a fence in the backyard, you will need to first obtain a Zoning
Permit at the Zoning Office. Your plans and application will be
reviewed to ensure they meet all applicable zoning requirements before a
permit is issued. The Zoning Department also investigates complaints of
possible zoning violations, ranging from construction without a valid
zoning permit to the location of junk motor vehicles on property.

Application
for Site Plan Review
As of June 15, 2007, site plan review procedures were made effective
for any new construction, reconstruction or expansion of structures in
the B-1, B-2, BX, GB, RD-2, M, S or R-3 Districts, or for non-residential
uses permitted in the Residential Use Districts.

Auburn-Crile Rd. Business Corridor Study
|
|
The Auburn-Crile Business
Corridor Study:2006 was prepared to study the economic potential of the
area both east and west of State Route 44, just south of I-90. The
study makes specific zoning recommendations for the use and development
standards currently in place along the corridor. The Board of
Trustees accepted the final plan at their May 17, 2006 meeting. The
final plan can be viewed at Auburn-Crile Rd. Business Corridor Study: 2006.
Copies of the plan are also available in the Zoning Office at Town
Hall.

Comprehensive
Plan
|

The 2004 Comprehensive Plan
was adopted by the Board of Trustees on November 17, 2004 and became effective
on December 17, 2004. The final plan is available for viewing in
PDF format at 2004 Comprehensive Plan as Adopted. Copies of the
plan are also available at Town Hall at a cost of $20.00. The 2003
Facility and Service Report, included in the appendix of the
comprehensive plan, is provided here as a separate document as adopted Concord Township Facility and Services Report.

Zoning Boards
The Concord
Township Zoning
Commission consists of five members that are appointed by the Board
of Trustees. The Commission meets the first and third Tuesday of every
month at the Town Hall at 7:00 p.m. The Board serves in an advisory
capacity to the Board of Trustees on matters concerning amendments to the
Zoning Resolution and the zoning map.
The Concord
Township Board
of Zoning Appeals also consists of five members appointed by the
Trustees. They meet the second Wednesday of every month unless there are
no cases to be reviewed. The meetings are at 7:00 p.m. Their function is
to act upon requests for variances from the requirements of the Zoning
Resolution where, owing to special conditions and considerations, a
literal enforcement of the Zoning Resolution would result in an
unnecessary hardship to the applicant. The Board also hears and
decides on administrative appeals, and grants conditional use permits
found to be in compliance with the applicable provisions of the Zoning
Resolution.
